L&rsquo;assur\u00e9 a le choix entre un versement anticip\u00e9 de sa prestation de libre passage ou sa mise en gage.<\/p>\n<p>Outre l\u2019acquisition d\u2019une r\u00e9sidence principale, les assur\u00e9s peuvent aussi, par le biais du 2\u00e8me pilier, rembourser un pr\u00eat hypoth\u00e9caire, acqu\u00e9rir des participations \u00e0 la propri\u00e9t\u00e9 du logement (par exemple dans une coop\u00e9rative d&rsquo;habitation) ou, \u00e0 des conditions strictes, financer certains travaux visant \u00e0 maintenir la valeur du logement.<\/p>\n<p>[\/et_pb_text][et_pb_text _builder_version=\u00a0\u00bb4.13.1&Prime; _module_preset=\u00a0\u00bbdefault\u00a0\u00bb text_font_size=\u00a0\u00bb16px\u00a0\u00bb custom_margin=\u00a0\u00bb||20px||false|false\u00a0\u00bb custom_padding=\u00a0\u00bb||0px|||\u00a0\u00bb global_colors_info=\u00a0\u00bb{}\u00a0\u00bb]<\/p>\n<p>Ces deux types d&rsquo;offres destin\u00e9es \u00e0 encourager la propri\u00e9t\u00e9 du logement s&rsquo;appliquent exclusivement \u00e0 l&rsquo;acquisition ou \u00e0 la construction d&rsquo;un logement en propri\u00e9t\u00e9 utilis\u00e9 pour ses propres besoins, et \u00e0 partir d&rsquo;un montant minimal de CHF 20&rsquo;000.-. Sont \u00e9galement inclus dans ce montant: l&rsquo;amortissement, en tout ou partie, des hypoth\u00e8ques, ainsi que l&rsquo;achat de parts d&rsquo;une coop\u00e9rative d&rsquo;habitation. Pour cette derni\u00e8re, il n&rsquo;existe aucune prescription relative \u00e0 un montant minimal, et il en va de m\u00eame pour une \u00e9ventuelle mise en gage.<\/p>\n<p>Le montant du versement anticip\u00e9 est limit\u00e9 \u00e0 la part de copropri\u00e9t\u00e9 de l&rsquo;assur\u00e9 en tenant compte de la dette hypoth\u00e9caire.<\/p>\n<p>Par exp\u00e9rience, nous vous conseillons de ne pas vous engager financi\u00e8rement avant de conna\u00eetre de mani\u00e8re d\u00e9finitive le montant du versement anticip\u00e9 auquel vous avez droit qui d\u00e9pend du prix de l&rsquo;objet immobilier, du pr\u00eat hypoth\u00e9caire et de votre part de copropri\u00e9t\u00e9.<\/p>\n<p>Les avoirs du 2\u00e8me pilier ne peuvent pas \u00eatre utilis\u00e9s pour financer l\u2019entretien normal d\u2019un logement, payer les int\u00e9r\u00eats hypoth\u00e9caires, les imp\u00f4ts dus sur le versement anticip\u00e9, les frais de notaire, de registre foncier ou de dossier.<\/p>\n<p>La personne qui veut d\u2019abord acheter le terrain dans l\u2019intention d\u2019y b\u00e2tir un jour une maison ne pourra donc pas retirer son argent. S\u2019il s\u2019agit d\u2019immeuble de plusieurs propri\u00e9taires, le versement anticip\u00e9 est proportionnel \u00e0 la valeur du logement habit\u00e9 par l\u2019assur\u00e9.<\/p>\n<p>Jusqu&rsquo;\u00e0 l&rsquo;\u00e2ge de 50 ans r\u00e9volus, la totalit\u00e9 du montant de la prestation de libre passage peut \u00eatre mise en gage, respectivement peut faire l&rsquo;objet d&rsquo;un versement anticip\u00e9. Mais \u00e0 partir de 50 ans, la possibilit\u00e9 de mise en gage ou de versement anticip\u00e9 se r\u00e9duit. Seul le montant de la prestation de libre passage calcul\u00e9 jusqu&rsquo;\u00e0 l&rsquo;\u00e2ge de 50 ans, respectivement seule la moiti\u00e9 du droit actuel aux prestations est alors mis(e) \u00e0 disposition de l&rsquo;assur\u00e9.
